  • Using our experience and expertise, ORS will ask appropriate questions to get in front of potential obstacles that may have been overlooked.

  • ORS’s goal is to provide you, the owner, the with peace of mind knowing their vision and best interests will be protected.


Review your Project Budget & Schedule

  • After understanding your needs, ORS assists with creating a comprehensive project budget that includes hard cost, soft costs, contingencies, and other items that are part of the total project budget.

  • By tracking expenses related to progress on the project, and communicating with owner, ORS eliminates financial surprises.

  • ORS works with you to determine a realistic schedule.

  • ORS validates the schedule with all team members and tracks it throughout the project. This provides objective measures for everyone.

  • ORS monitors the progress of drawings, permits, submittals, shop drawings, and other related items that may cause delays.

  • During construction, ORS tracks key milestones such as foundations, building enclosure, utilities, finishes, etc., allowing effective communication flow between contractors and vendors. Clear communication equips a project for success to help maintain deadlines.

ORS has over 30 years of experience as an architect and a builder.

  • ORS understands the importance of a thorough set of contract documents. Quality starts with the design professional.

  • ORS will review the preliminary, the halfway documents, and final construction documents for accuracy, timeliness, and quality.

  • There are designers and contractors that have recognized, reputable experience. We will help you select companies based on their history and quality of work, not just price.

  • ORS is familiar with industry standards and will manage all aspects of the project as it relates to quality assurance.

  • Quality assurance continues into construction. Depending on your needs, ORS can review the actual construction work and provide written job site reports on a daily, weekly, or monthly basis.

Allowing Owner’s to Preserve Time with Your Business and Family:

  • A construction project naturally increases the burden of the Owners daily responsibilities.  Something usually takes a back seat.  Is it your business, your family, or your health? 

  • Often, a project owner that has a full-time job and / or an active family life, does not have the time to manage a project.
