O.Rep.Solutions

Todd Westover, President, O.Rep.Solutions

My career has evolved as I have worked on many projects and served numerous great customers. I have over 30 years of experience in the real estate, design, and construction industry. I have experience working with different companies and a multitude of projects ranging in sizes and scopes. Because of this, I have a comprehensive understanding of the building process that is paired with my ability to see both the big picture and the critical details of a project. My vast knowledge of the industry, coupled with my passion for helping others realize their project goals and dreams, are the keys to success for your next project.

Early into my career I was given an opportunity to work on a 500,000 square foot rehabilitation of industrial space and convert it to corporate office space. The project moved aggressively through the construction phase which required me to be on site 70% of the time. My career was changed forever by gaining firsthand and detailed experience in the construction phase of a project.

I left the traditional architectural sector and went into the design/build market. The experiences of drawing, bidding, buying out, and managing the construction crews were instrumental to my career. There were days that I would put down the pencil and help pour concrete, assist the carpenters, and move earth. This opportunity gave me the foundation for understanding “The Big Picture”.

After three years in design/build market I started my own firm. Initially as a sole proprietor my small business eventually became an eight-person team. Twelve years as a business owner changed how I viewed projects.  I quickly began seeing projects from the clients, or Owner’s standpoint, not just as a project architect or an employee. As my career grew, I continued to look at projects through the owner’s lens. Ultimately this led to starting ORepSolutions.

As my architectural business grew, we needed a bigger office.  So, while still running a traditional architectural office, I ventured into the real estate side of the business. With the help of investors, I designed and developed a 45,000 square foot, four-story medical and professional office building.

After developing and building the multi-tenant building, I took over the operational management. In addition to managing the building, I coordinated all the tenant improvements through transitions. In 2010, an opportunity presented itself and the decision was made to sell the property. Real estate ownership gave me yet another first-hand perspective of the industry.

I wanted to take the next step in my career, so T.M. Westover Architects merged with TC Architects where I became a partner. With the combination of my firm and T.C. Architects we had 24 employees. This gave us significantly more depth which led to larger and more complex projects. I took over the financial and technical management of the day-to-day operations of our new group.

I met GPD during while at TC. I hired GPD for engineer services and teamed with them on many projects. After a few years of working together, I was offered and accepted a position with them. GPD had over 700 employees and 14 offices which provided a complete in-house team of architects, engineers, scientists, surveyors, and technical staff. As the director of the Healthcare and Commercial markets, I directly lead 18 architects, along with 30 engineers and other support staff.

I see a hole in the construction process when it comes to having the owner’s best interest in mind. I feel as though there is a large opportunity to improve this process. Far too often, owners are forced to make decisions without having the full scope or understanding of the project.  Therefore, I created O.Rep.Solutions, (ORS) because I want to use my knowledge and experiences to represent the owner.
