Design Development & Construction Documents

It is our job to get the best out of your design team. With 30 years in the A/E trade, ORS is the most qualified to review the design documents. ORS keeps a constant eye on the budget and schedule. ORS lets your designers do their job but can oversee to ensure that the final project is consistent with your vision and mission. As your advocate we keep you informed so that you understand the options that may have long term implications. Our collaboration with the design team challenges them to deliver the properly documented project you expect, on schedule.

Services Include:

• A/E Design review at each phase

• Value engineering during design

• Constructibility and sequencing reviews

• Drawing & spec review for adequate content

• Budget/Scope review/adjustment at each phase

• Schedule review/adjustment at each phase

Permit Approvals, Bidding & Construction Observation

Clear communication equips projects for success. ORS serves as your communicator between vendors. ORS can attend job site meetings, review documents, RFI’s, change orders, submittals, and payment applications. ORS can produce monthly status reports for your project’s progress. If desired, ORS can review the progress of the work and recommend any improvements or point out deficiencies. It is our role to drive your project in an organized process, minimize conflicts, and let you focus on your business and personal time.

• Bidding assistance and bid evaluations

• Builder interviews and selection

• Attend owner/architect/contractor meetings

• Monitor progress and quality of the project

• Monitor adherence to plans, specs, and schedule

• Assistance with the RFI and change order review
