How ORS Charges for Services
Much like the design process, fees can vary based on project specifics. There are a number of factors that determine our fees, but in all cases, ORS services will pay for themselves over the course of the project.

I have a great builder and architect that I have worked with before. I know exactly what I am getting from them.
My budget and schedule are solid, and I have built this project before.
Change orders and RFI’s on past projects have been insignificant.
Zoning and approvals are not an issue.
I have the knowledge to undertake this project.
I don’t have family or business commitments that will be stressed. I have plenty of time to manage this project.
I have a staff that has the capability and experience to build this project.
Bank financing is not an issue. I don’t need a third party for verification.
At ORS, our job is to assist owners when they do not have the time and/or knowledge to build. You probably do not need us if all the statements above true. However, most owners are not fortunate enough to be in this position.
Although an Owners Rep is another consultant and increased upfront cost, the benefits brought to your project are worth the investment.
The expertise that we bring becomes well worth the cost if you cannot comfortable answer yes to the statements above.
Our fees are invaluable if we advise you of site or project issues early, before the upfront costs start to add up.
Our fees are a small fraction of the cost compared to the architect, engineer, and builder.
The sooner we partner with you, the better. Yes, there will be upfront cost for our services, but we will always reduce your overall project budget.
It will probably add cost to your project if our services are needed later in a project. However, our job at that point is to get you back on track and minimize your cost escalation.
Any changes or challenges with projects become increasingly expensive the longer they linger, or if they are not discovered until construction is already underway.
You hire your accountant and attorney to remove risk and provide you with advice that allows you to be confident in your business. We do exactly the same thing.
